It is really hard to get help with closing costs with short sales.?? The house has to appraise at the offer price (including the extra $5000 shown in your example) and the lender (who is being shorted) has to approve it.? The lender figures if the house appraises at that value, why should they give you a gift of $5000?

If you need help with closing costs, consider only conventional sales.? (Even then, many seller's refuse because they know the house has to appraise at that higher value.)?? Or, the take the conventional approach and save up the closing costs before making an offer.

So, yes, requesting buyer's assistance will lower your chance of getting the home.
